Big ideas and out-of-the-box solutions are needed to solve the nation’s affordability crisis, according to industry leaders.

“The biggest issue is the growing divide between the availability of resources and the need for affordable housing at the entire spectrum of the market, both on the homeless side and the missing middle,” Richard Gerwitz, co-head of Citi Community Capital, told AHF Live attendees at the opening State of the Industry Power Panel.

Avanath Capital Management has paid $52.68 million, or $181,638/unit, for the 290-unit Alexandria Station Apartments in the Washington, D.C., suburb of Alexandria, Va.

The Irvine, Calif., investment manager bought the affordable-housing property from an affiliate of Foulger Pratt in a deal brokered by CBRE.
