In this role, the Assistant Community Manager, assists in the management of the day-to-day operations; works closely with the Management team in planning, scheduling, and implementing workflow in order to provide quality assurance and excellent levels of communication; coordinates follow-up on all work requests and outstanding work as needed; takes a “hands on” and proactive approach to completing tasks; provides notices to residents; attends staff meetings, and other meetings as requested; assists with conducting audits to ensure accuracy and compliance

Key Accountabilities
  • Resident Relations + Customer Service                            
    • Rents or leases apartments, collects security deposits and completes rental agreement or lease, outlining conditions and terms of occupancy
    • Collects rents due and issues receipts; provides monthly debit/credit notices to residents
    • Investigates resident complaints about malfunctions of utilities or furnished household appliances
    • Resolves resident complaints concerning other residents, visitors or vendors
    • Front desk duties such as walk-in’s, phone calls and general inquiries
  •  Adherence to Property Manager Rules, Regulations and Guidelines       
    • Maintains a service-oriented environment by exhibiting a professional appearance and attitude at all times
    • Conducts monthly rental market surveys
    • Prepares and serves legal notices to residents when required
    • Assists with marketing and advertising
    • Under the direction of the Compliance department and the Community Manager, manages compliance file maintenance, where applicable
Physical Demands & Working Conditions
  • This position works within  the community, which may include accessing residents' units for life and safety matters and a normal office environment. There may be contact with residents, employees and the public. Due to the potential exposure risk, the use of personal protective equipment (PPE) is required. The incumbent in this is classified as essential staff and is expected to report to work and adhere to all safety and business protocols established during the pandemic.  Please be further advised that Avanath does require temperature and symptom monitoring to assist the teams in minimizing risk of exposure.

  • Minimum of Three (3) + years of experience in the property management industry
  • Knowledge of LIHTC and Tax Credit qualifications strongly preferred
  • Two years of Assistant Community Manager experience preferred
  • Bilingual - Spanish
  • Strong interpersonal, verbal and written communication skills
  • Ability to interact effectively with senior executives
  • Ability to work well under time and other constraints
  • Familiarity and ability Microsoft Office (Word, Excel, PowerPoint), Internet and email
